Why This Corridor, Why Now
Frisco is effectively built out at the south end. Prosper is building rapidly but prices are approaching Frisco levels. The northward development wave has reached Celina — the last major city in Collin County with abundant undeveloped land and builder competition keeping prices 15–30% below the corridor to its south. This is the same pattern that made Frisco the fastest-growing US city a decade ago, then moved to Prosper, and is now moving to Celina and Aubrey.
The US-380 expansion project is the infrastructure catalyst — a major widening of the east-west arterial that serves as the primary road between Frisco, Prosper, Celina, and Denton. When complete, US-380 significantly reduces east-west friction and opens more of the corridor to practical commuting.
