Four Currency Strategies for Canadian US Property Buyers

(1) Spot conversion: convert Canadian dollars to US dollars on the day you need them. Simple. No risk management. Fully exposed to rate movement between offer and closing. Suitable only when closing is imminent (days, not weeks).

(2) Forward contract: lock the CAD/USD exchange rate today for a closing up to 12 months in the future. You know exactly how many Canadian dollars your US purchase will cost, regardless of what CAD/USD does between now and closing. Best for buyers who are under contract and know their closing date. Small deposit typically required to lock the rate.

(3) Limit order: set a target CAD/USD rate and the conversion executes automatically when that rate is reached. Best for buyers who are not yet under contract and can wait for a favorable rate. No guarantee the rate will be reached.

(4) Regular transfer: transfer a fixed Canadian dollar amount at regular intervals to average the exchange rate over time. Best for rental income repatriation or regular payment transfers.

FBAR and Currency Transfer Reporting

If a Canadian wire transfers more than $10,000 USD into a US bank account, the US bank will file a Currency Transaction Report (CTR). This is routine and not a problem for legitimate real estate purchases. If the Canadian has a US bank account with a balance exceeding $10,000 at any point, FBAR (FinCEN Form 114) may be required. Most Canadian buyers who are not US tax residents do not trigger FBAR obligations. Confirm with a cross-border tax specialist.
